What this is, and what the data is

Seawall is a Vancouver home-search prototype built by 3tree Collaborative. It borrows the shape of a modern map-first search site (map, list, neighbourhood pages, a home-value tool, an AI guide) and runs it on public data instead of an MLS® feed.

Real data

• Property tax report (2026 roll) — 222,739 parcels: assessed land and improvement values (BC Assessment), previous year, zoning, legal type, year built, tax levy. Source.
• Property addresses — geocoded civic addresses used to place each parcel. Source.
• Local area boundaries — the City's 22 neighbourhoods. Source.
• Schools — public and independent schools. Source.

All under the Open Government Licence – Vancouver. Base map tiles from OpenFreeMap (OpenStreetMap data).

Demo data

There is no free, licensed source of Vancouver listings. So the 2,458 listings here are generated: a fixed sample of real residential parcels, each given a list price near its assessed value, plus plausible beds, baths and floor area for its type. Addresses, locations, zoning and assessments are real; prices and interiors are not. Every listing is tagged "Demo".

Plugging in a real feed (a brokerage's MLS® data licence through REBGV, or a vendor such as Repliers) means replacing the listings table; nothing else changes.

The estimate

The home-value tool shows the assessed value as-is, then multiplies it by the median list-price-to-assessment ratio of demo listings of the same type in the same neighbourhood. That's a transparent first read, not an appraisal.
